SB 721 balcony and deck inspections for apartment buildings
SB 721 applies to apartment buildings with three or more units. The first inspection deadline was January 1, 2026, and inspections repeat every 6 years. If your building has not been inspected, schedule it now.
What we inspect
- Balconies, decks, stairways and walkways
- Guardrails and their connections
- Waterproofing, flashing and drainage
- Framing and ledger connections, checked for moisture damage
You receive a signed report and, if repairs are needed, a repair plan and a price from the same team.
What an inspection looks for
Weathered rails, failed sealant and soft wood are common early signs. Catching them during an inspection is cheaper than a failure later.
